THE AGENT PLAYBOOK

Build the winning Grant County portfolio.

Play solo against four computer-controlled agents, or create an online room for 2–30 real-estate professionals. Everyone starts with $1,500. The highest portfolio value after the selected 20, 30, 50 or 100 rounds wins, or the last agent remaining wins by bankruptcy.

  1. Prospect. Roll two dice and move clockwise. Collect $200 every time you pass or land at the office.
  2. Win markets. Land on an available market to add it to your portfolio, or pass. Commission starts at 20% of its price.
  3. Move the listing. Land on your own market to invest $100 and advance it through Listed, Showing, Under Contract and Sold. Commission multipliers rise from 2× to 6×.
  4. Build houses and hotels. Select one of your owned markets during your turn. Each house costs $100, up to four. Pay $200 to replace four houses with a hotel. Each house adds one base commission to rent; a hotel adds eight. Building does not use your dice roll and does not require a full color set. Buildings count toward portfolio value and transfer with their property in bankruptcy.
  5. Build relationships. Open House and Client Referral cards bring rewards or expenses. Closing Costs are $100 and Home Inspection is $50.
  6. Protect cash flow. If an agent cannot pay an obligation, that agent leaves the game. Their portfolio transfers to the agent owed, or returns to the market for card and fee expenses.

Online rooms synchronize about once per second and expire after 48 hours of inactivity. Portfolio value = cash + market prices + listing investments. This is a fictional, simplified property game and is not connected to live listings, transactions, MLS data or agent performance.
